尖沙咀海防道舖劈租四成

租,尖沙咀海防道38至40號中達大廈地下A及B號舖新近招租,業主意向月租約170萬元,較高峰期累減近四成。

中原(工商舖)陸澤森稱,舖位面積約2,100方呎,意向月租約170萬元,平均呎租約809元。現租客為粵港澳湛周生生,原月租為280萬元,自2017年3月起改以短期租約形式租用,月租接近約100萬元。今次意向價較租金高峰期累減39%。業主於1995年以約4,889萬元購入物業,若成功以意向租金租出,業主將可享約41.7%回報。

市區舖位成交延續,消息指,佐敦文苑街26至48號地下26號地舖,以約3,090萬元易手,舖位目前由便利店以每月5.98萬元承租。
