將軍澳寶林邨寶德樓高層381實呎戶 成交價低見$175萬

世紀21物業(將軍澳)分行經理魏仕良表示,一名區外「白居二」買家以$206萬,購入將軍澳寶林邨寶德樓高層22室,實用面積381平方呎,單位望開揚山景,較業主於本年二月放盤$228萬,累減$22萬,減幅達9%,折合實用呎價為$5,407,原業主於2005年11月以約$18.4萬(未補地價)購入物業至今,持貨19年帳面獲利$187.6萬,市價大幅跳升10倍以上。

魏仕良續指,另一名區外「白居二」買家,以$175萬購入將軍澳寶林邨寶智樓高層23室,實用面積381平方呎,單位望市景,較業主於本年三月放盤叫價$200萬,累減25萬,減幅達12%,折合實用呎價為$4,593,原業主於2018年6月以約$36.8萬(未補地價)購入物業至今,短短6年間帳面勁升$138.2萬,市值急升3.7倍。
