富明閣停車場放售

香港文匯報訊　港置區建州表示，本行獲委託代理柴灣康平街6號富明閣地下停車場連同13樓E室連天台單位一併放售，合共叫價2,900萬元。

上述13樓單位面積約472方呎，目前月租約1.15萬元，而43個車位每月租金合共約10.75萬元，折算每個車位租金約2,500元。按現時叫價計算，兩項物業租金回報率接近5厘。

區建州指出，雙辣稅打壓工商舖市場，市場資金缺乏出路，以致過去半年車位熱賣。富明閣為柴灣傳統屋苑，區內駕車人士數目不少，對車位需求相當高，而市場甚少屋苑提供停車場放盤，相信可吸引投資者入市。
