「夾屋」上月買賣登記挫47%

自去年十一月政府「出招」後,市場一片審慎觀望氣氛,二手住宅交投量持續減少,而且夾屋的價格升勢凌厲,亦打亂不少準買家部署,入市步伐有所減慢。

十屋苑中「捧蛋」增至6個

利嘉閣地產研究部表示,根據土地註冊處最新資料顯示,一月份全港「夾屋」買賣錄得僅8宗登記,較去年十二月的15宗急挫47%,連跌兩個月;而期內二手夾屋買賣登記總值共錄近4,530.8萬元,較去年十二月的8,561.6萬元同樣急跌47%,成交量值同創10個月新低。

按屋苑劃分,在十個「夾屋」屋苑當中,以美孚/華景浩景臺及鴨脷洲悅海華庭的交投最多,在期內同樣錄得3宗成交,成為一月份最熱賣屋苑;而兩個屋苑成交總值分別增加7%及38%、至1,815.8萬元及1,742.0萬元。至於上月「捧蛋」屋苑增加至6個。

在一月份的8宗登記個案當中,按最高成交總值計算,以鴨脷洲悅海華庭1座高層H室的830萬元成交最為矚目,上述單位實用面積605方呎,折合實用呎價則約13,719元,為歷年全港第三高價的夾屋成交。
