祥益地產高級分行經理謝利官表示，屏欣苑距離天水圍站堪稱零距離，故備受用家歡迎，日前屋苑錄得一宗同屋苑換樓客的買賣成交個案，原業主於2020年以約$460萬(自由市場價)購入單位，是次轉手帳面獲利約$78萬。
謝氏稱，上述所錄成交單位為A座高層6室，實用面積448呎，兩房兩廳。該買家原住所為同屋苑一房戶，有感空間不足，因此「升級」換兩房，鍾情單位附雅緻裝修，收樓後即可入住，加上客廳及房間均擁開揚景觀，而且原業主增加議幅累積減價達$34萬，上述買家考慮到屋苑樓齡新及鄰近鐵路站，遂便決定以$538萬(自由市場價)購入上址作自住之用，以實用面積計算平均呎價為$12009，屬市場價成交。
