祥益地產高級分行經理林家倫表示，日前天水圍居屋天頌苑錄得一宗區內首置客的買賣成交個案，原業主於2007年以約$85萬(居二市場價)購入單位，是次轉手帳面獲利約高達$375萬，單位升值逾4倍易手。
林氏稱，上述所錄成交單位為F座高層6室，實用面積650呎，三房兩廳連套廁，日前獲區內首置客垂青。該買家為綠表客，鍾情單位屬康和式間隔，其格局與私樓相若，加上原業主願意調整價格，減價$30萬，上述買家有感單位價格合理，符合預算，遂便決定以$460萬(居二市場價)購入上址作自住之用，以實用面積計算平均呎價為$7077，屬市場價成交。
