祥益地產高級分行經理謝利官表示，成交單位為天水圍嘉湖山莊7期(景湖居) 7座高層B室，實用面積630平方呎，3房連套房。租客為區內客，主要鍾情該屋苑鄰近小朋友上學地點，方便往返，而且屋苑周邊環境靜中有旺，單位包全屋傢俱，毋須大量添置即可入住，加上業主有輕微議價空間，租客遂便決定以$1.3萬「即睇即租」，實用面積平均呎租$20.6。

謝氏續稱，如以現時同類型單位的銀行估價約$556萬作計算，該單位的租金回報率達2.8厘。
