祥益地產 - 林家倫經理表示，日前分行促成一宗嘉湖山莊樂湖居的租賃成交個案，租金回報率高達3.3厘。

林氏稱，上述所錄成交單位為1期(樂湖居) 2座高層E室，實用面積448呎，兩房一廳。租客為同屋苑租客，主要鍾情單位鄰近原居所，方便搬遷及不用重新適應周邊環境，而且單位附雅裝，廳、房景觀開揚，由於租客願意預繳一年租金，因此業主減租$500，租客遂便決定以月租$1.15萬合共涉資$13.8萬承租單位，以實用面積計算呎租$25.7。

林氏續稱，如以現時同類型單位的銀行估價約$419萬作計算，該單位的租金回報率高達3.3厘。
