祥益地產 - 林家倫經理表示,日前分行促成一宗嘉湖山莊樂湖居的租賃成交個案,租金回報率高達3.3厘。
林氏稱,上述所錄成交單位為1期(樂湖居) 2座高層E室,實用面積448呎,兩房一廳。租客為同屋苑租客,主要鍾情單位鄰近原居所,方便搬遷及不用重新適應周邊環境,而且單位附雅裝,廳、房景觀開揚,由於租客願意預繳一年租金,因此業主減租$500,租客遂便決定以月租$1.15萬合共涉資$13.8萬承租單位,以實用面積計算呎租$25.7。
林氏續稱,如以現時同類型單位的銀行估價約$419萬作計算,該單位的租金回報率高達3.3厘。
