祥益地產高級分行經理林家倫表示，嘉湖山莊屬香港十大藍籌屋苑之一，綠化空間的面積亦相當遼闊，租金較外區相宜，故吸引不少客人前來租住。日前分行促成一宗嘉湖山莊景湖居「即睇即租」的租賃成交個案，租金回報率高達3.3厘。

林氏稱，上述所錄成交單位為7期(景湖居)11座高層A室，實用面積635呎，三房兩廳連套廁。據了解，租客為區內客，表示熟悉區內環境，鍾情該屋苑周邊配套完善，而且單位內籠寬敞企理更擁開揚景觀。由於租客願意預繳一年租金，因此業主減租$1500至月租$1.35萬獲「即睇即租」，以實用面積計算呎租$21.3。

林氏續稱，如以現時同類型單位的銀行估價約$492萬作計算，該單位的租金回報率高達3.3厘。
