中原地產新界東豪宅九肚山第二分行經理馮兆永表示，快將踏入暑假租賃旺季，部份學生開始偷步入市，大埔朗濤最新錄一宗內地生租賃個案，屋苑最新錄7B座高層K室，單位實用面積396平方呎，1房間隔，開價約$17,000，議價後以$15,000易手，實用平均呎租$37.9。
中原馮兆永補充，新租客一名為內地女學生，新學年將於中文大學升學，為方便上學，即以先付半年租金方式，租入單位自用。據了解，業主於2021年以$836萬購入單位，是次租出單位可享約2.2厘租金回報。
