大埔中心2房雙方議價後以$318萬獲承接

美聯物業-梁葦姮經理表示,成交單位為大埔中心3期21座高層F窒,實用面積約315平方呎,2房間隔,向東北望河景。據悉,原業主早前以$330萬放售單位,獲同區投資客洽購,因區內有全新盤開賣,導致二手細價樓受壓,故雙方議價後以$318萬承接,實用面積平均呎價約$10,095。

原業主於2018年以$459.8萬買入單位,持貨7年,是次沽出帳面虧損約$141.8萬或約30.8%。
