中原地產沙田市中心分行區域營業董事表示，大圍及沙田區本月至今暫錄約30宗成交，其中大圍金獅花園佔1宗成交。屋苑最新錄得1期C座中層04室，單位建築面積418平方呎，實用面積270平方呎，2房間隔，開價約$365萬，日前議價後以$315萬易手，實用面積呎價$11667，累減約$50萬。

據了解，新買家為上車客，見單位價錢合理，間隔合用，即把握機會入市單位自住。原業主則於2015年以$320萬購入單位，持貨約9年，現轉手賬面蝕讓約$5萬離場，單位期內貶值約1.6%。
