有，位於土瓜灣一項樓花昨天開價，折實入場價「三球」（300萬元）有找，然而該批單位最細實用面積不足186方呎，整批單位折實呎價仍達1.5萬元水平。

折實平均呎價逾1.5萬

由恒地發展的土瓜灣迎豐，經多日軟銷後昨天上載首張價單68伙，實用面積介乎186方呎至258方呎，定價由331.5萬元至484.3萬元，每呎售價由15,656元至20,548元。發展商提供即供優惠及印花稅折扣等，買家最高可獲樓價10%的折扣，折實入場價由298.35萬元起，整批68伙折實平均呎價15,523元，該盤今天起開放位於中環的示範單位，並於同日受票。

近7成單位低於400萬元

恒地營業（二）部總經理韓家輝表示，該批單位以貼市價發售，與近期同區一手新盤大致相若，並強調有近七成單位折實價低於400萬元。首批單位逾半位於中低層，至於層數較高及景觀較佳的單位仍待推出。

綜合市場數據，區內二手實用呎價由1.3萬元至1.6萬元水平，如傲雲峰近期呎價約1.46萬元，翔龍灣呎價約1.4萬元，而呎價較高的有農圃道18號達1.6萬元，意味着今次開價的新盤定價貼近同區二手。
