商舖首7月買賣額增44%

根據美聯工商舖資料研究部綜合土地註冊處資料顯示,今年首7個月商舖註冊買賣合共錄1,130宗,較去年同期1,111宗微升1.7%,涉資共約219.69億元,按年增加44.0%。業界人士指出,廣深港高鐵西九總站計劃於9月落成,將對周邊區份的舖市帶來人流,料利好下半年商舖交投氣氛。

若按地區劃分,尖沙咀區錄得可觀增幅,今年以來共錄得65宗登記買賣,較去年增長109.7%;油麻地區亦錄得92宗註冊賣買,按年增長87.6%;土瓜灣今年以來錄得73宗登記,較去年增長69.8%。多區商舖錄得可觀升幅,部分為發展商收購所帶動,反映他們看好該區份的物業前景。

逾億元個案升92.9%

若按金額劃分,今年以來首7個月,300萬元或以下商舖共錄得379宗買賣登記,較去年同期下跌10.2%。而較受注目的逾億元成交方面,今年以來合共錄得27宗逾億元成交,較去年同期14宗增長92.9%,涉及金額約70.26億元,按年大幅增加145.15%。其中近期錄得多宗矚目商舖億元成交,包括尖沙咀漢口大廈地舖以1.8億元登記售出,以及九龍城炮仗街93號地舖亦以1.58億元易主。

美聯旺舖董事盧展豪表示,香港各區物業「麵粉價」持續破頂,商舖呎價升幅明顯落後於商廈及工廈,加上本港息口仍處於低水平,及零售數據持續回暖,未來商舖物業對投資者將有一定吸引力。他指出,沙中線項目沿線地區受發展商及市建局等收購活動所影響,令尖沙咀及土瓜灣等區份的註冊量有可觀升幅,反映發展商看好該區份的前景,利好整體商舖市場的交投氣氛。
