商廈登記辣招後新高

香港文匯報訊  利嘉閣地產研究部主管周滿傑昨日指出,根據土地註冊處數據,8月全港累錄167宗商廈買賣登記﹙主要反映7月中至8月中市況﹚,不但較7月大增76%,更創自去年4月以來的17個月新高,為去年初推出雙倍印花稅(DSD)後登記最多的月份,突破連續半年登記低於百宗的悶局。

大額商廈買賣重現

受惠福利集團連接沽出中環皇后大道中35號及灣仔福利商業中心全幢,作價分別約16.00億元及11.05億元,而市場同時錄得觀塘One Harbour Square多宗大額交投,8月商廈成交總值按月急升1.87倍至50.79億元水平。

周滿傑指出,熱賣項目「W50」仍有部分成交將於本月陸續登記,加上市場亦有個別投資者拆售商廈,估計9月商廈登記宗數可上闖180宗、甚至接近200宗水平。而且,葵涌九龍貿易中心﹙KCC﹚A座及B座多層樓面合共以約13.78億元沽出、以及上環惠南大廈全幢以5.5億元易手等,將反映在9月商廈登記總值上,預期成交額將穩步上揚。
