匯創方套現逾10億

宅用途的工廈,收緊新建工廈批則中的獨立廁所要求,限制高樓底設計,宏基資本(2288)副總裁洪英偉昨日於記者會表示,旗下長沙灣匯創方工廈為新例下的「尾班車」工廈,而市場對新工廈需求殷切,故暫未受影響,而旗下大角咀必發道工廈雖暫時未入則,料於年底推出。

匯創方提供239個工作室,建築面積由830方呎至8,700方呎,料2018年12月落成。洪英偉指出,工廈30層當中已預留售出當中17層全層,套現料逾10億元,包括有投資客一次購入3層全層,涉款逾2億元。預留單位中,29樓平均呎價為8,400元,最高呎價為8,600元,平均一層約6,000萬元。

他又稱,公司保留8層至10層,待竣工後1年至2年才推售,會善價而沽。另外,公司將推售18樓、30樓全層,和5個至7個實用面積約850方呎至900方呎單位。他指,項目較同類工廈折讓10%至15%,將預留水位讓投資者購入,當中有7成是長線投資者,3成為用家。
