世紀21日昇地產聯席董事蔡嘉駿表示，新近成交是北角百福花園，物業百祥閣高層G室，單位實用面積約590平方呎，屬兩房設計，望向西南開揚景，新近獲買家以$493萬承接，實用呎價低見$8356，原業主約以$580萬放售，最終減價一成半售出。
蔡嘉駿補充，原業主於2008年11月以$200萬購入上址，持貨16年帳面大幅獲利$293萬，期間市值勁升近1.5倍。
