世紀21日昇地產聯席董事蔡嘉駿表示，最新成交是北角電器道城市花園，物業1座低層B室，單位實用面積約807平方呎，單位屬三房連主人套房設計，向南面眺望樓景，最終成交價$808萬，原業主原叫價達$930萬，最終減價$122萬成交，減幅達13%，實用呎價低見$10,012，再創屋苑呎價新低。

蔡嘉駿補充，據悉單位原業主屬屋苑老牌業主，早於1983年11月即屋苑入伙初期，當年僅約$60萬購入上址單位，持貨41年帳面大幅升值$748萬，期間單位市值勁升逾12倍。
