全幢商廈成交額季升77%

　香港文匯報訊　 (記者顏倫樂周穎) 政府對住宅物業推出額外印花稅，部分炒家轉投工商市場，加上本港經濟前景理想，加強商廈物業投資價值。中原研究部聯席董事黃良昇指出，截至3月25日，本港今年首季主要全幢商廈買賣成交金額暫錄21.68億元，較去年第4季錄得的12.2億元升77.7%。宗數方面，首季本港主要全幢商廈買賣成交錄得6宗，按季錄得宗數相同。

成交個案集中九龍區

　金額上升，主要為期內4億元以上的全幢商廈成交暫時經已錄得3宗，當中最高金額成交個案是銅鑼灣合誠汽車大廈，價值約5.8億元。其次是旺角亞皆老街33號全幢，價值約4.1億元，而油麻地康佑大廈全幢則以約4億元成交。

　據了解，去年第4季最高金額的一宗全幢商廈成交僅為3.1億元。

　其他全幢成交個案包括油麻地優質教育集團中心，錄得3.88億元。灣仔Tower 188及尖沙咀中部柯士甸路2號個案則以約2.20億元及約1.7億元成交。

　分區統計，九龍區首季主要全幢商廈累計錄得13.68億元成交額及4宗個案，較去年第四季的9.64億元及5宗分別升41.9%及下降20.0%。港島區則季內錄得8.00億元及2宗，較上一季2.56億元及1宗升2.13倍及1倍。新界區暫未錄得成交個案。
