今年舖市料以大額成交主導

商場減少,令去年商舖交投價量大減。

中原地產研究部高級聯席董事黃良昇昨指出,去年全年商舖買賣合約登記錄得1,944宗及391.23億元,按年分別下跌24.9%及上升21.1%,當中包括多宗大額成交。美國加息令美元走強,刺激資金持續流入香港,他預計今年商舖市場繼續以大額成交為主。

去年包括13宗內部轉讓登記,總值111.27億元,大幅推高登記金額。同時市場亦出現多宗大額成交,包括美孚盈暉薈一宗登記(價值6.48億元)、粉嶺嘉福商場一宗登記(價值5.88億元)、以及將軍澳The Parkside商場一宗登記(價值5.10億元)等等。

交投宗數創13年新低

而去年的商舖拆售項目數量下跌,拖累整體登記宗數繼2002年1,928宗後再次跌穿2,000宗水平,並創下13年按年新低。
