九龍塘豪宅珏堡4房大劈近一半蝕讓勁蝕1587萬夠買2伙太古城2房

近期豪宅二手市場交投活躍，但大多數成交均以蝕讓居多。九龍塘珏堡近日錄得一個高層4房單位蝕沽個案。

成交單位位於珏堡高層D室，實用面積為1,329平方呎，4房間隔。該單位最初叫價1,850萬元放盤，最終以1,792.8萬元成交，呎價13,490元。

原業主於2021年樓市高位時以約3,380萬元入市，持貨4年後轉手，帳面蝕讓高達1,587.2萬元，期間貶值47%。

珏堡的二手成交紀錄相對稀少，在2024年的9月和11月，地下及1樓D室以1,668萬元成交，而2、3樓H室則以1,900萬元易手。這兩宗交易的業主分別持貨6年和12年，最終都以約3至4成半的帳面蝕讓場。

參考最近太古城一宗兩房的二手成交，實用面積582平方呎，以738萬元賣出，是次珏堡的蝕幅可到約2.1伙太古城2房戶。
