中環萬呎巨鋪業主降租五成！英皇鐘錶珠寶斥9120萬租五年

奢侈品牌市場逐漸回暖，英皇鐘錶珠寶（00887）最新宣布，將租用中環皇后大道中12號上海商業銀行大廈的兩層複式舖位，作為其新旗艦店。該租約為期五年，總租金開支達到9120萬元，平均月租約為152萬元。

英皇鐘錶珠寶與物業業主簽訂租賃意向書，租用的位置包括上海商業銀行大廈的地下A舖、一樓全層及地下儲物室，作為品牌新的旗艦店。租期自2025年3月3日開始，至2030年3月2日結束，持續五年。租金總額大約為9120萬元，此外還不包括管理費、差餉、地租以及水電費。

該舖位總面積達到1.26萬平方呎，英皇鐘錶珠寶將以每月平均152萬元的價錢租用，每平方呎租金約為121元。該位置此前由意大利高級時尚品牌Versace自2016年起租用，當時報導的月租約為300萬元，現時的租金較之前下降了49.3%。
