一手樓撻訂按年大跌51% 今年累計135宗逾7成屬「撻大訂」

最新市場數據顯示,今年截至5月13日,香港一手樓市的撻訂個案顯著下降,累計錄得135宗,比去年的277宗大減約51.3%。

美聯物業研究中心綜合了《一手住宅物業銷售資訊網》的數據及市場消息,發現其中96宗或約71.1%屬於「撻大訂」個案,即買家放棄較大金額的訂金;其餘39宗則為「撻細訂」,涉及較小金額的訂金放棄。

美聯物業首席分析師劉嘉輝解釋,近年由於樓價的反覆下調,部分選擇建築期付款的買家,在收樓時因估價不足或個人財務狀況發生變化,無法完成最終交易,從而導致「撻大訂」的個案增多。

儘管撻訂現象存在,市場的承接力仍顯示出強勁。劉嘉輝指出,這135宗撻訂中有70宗或約51.9%的物業已經被重售,其中44伙是曾經「撻大訂」的單位,而26伙屬於「撻細訂」個案。
