An ideal place to live in Hong Kong is the New Territories. Once comprising sleepy villages, it was a land of farms and fields. But in a few years, this massive region that stretches from Kowloon to the border with mainland China has seen a huge transformation. Luxurious houses and villas were built and now the demand is getting higher.
However the supply is still limited. More people are now choosing to reside in the New Territories because it allows an escape from the hustle and bustle of the city. Moreover, it offers spectacular green living. William Siu, senior property consultant of KPC Agency (Sai Kung) Limited says: “Some potential buyers favour unique green designs. So the demand for houses and villas in the New Territories is high. Especially in Sai Kung where the transport network is more comprehensive.”
When the West Rail was built, more HK residents were eyeing to live here because of the easy access to main business districts like Central and Tsim Sha Tsui. And as a result, in a few years, Sai Kung recorded 10 percent growth in sales. However, Mathew Chung, the sales manager of Sunshine Property, said that the growth is still slow compared to other districts.
It wasn’t until mid-2008 that the rental market started to grow. 80 percent of the buyers would buy houses and villas to live in. Monthly rents ranged from HK$30,000 to HK$40,000 or even above HK$100,000. And with the current property market, Mathew predicts that the market for houses and villas is expected to continue positive momentum in the first and second quarters of 2010. Although there will be some uncertainties, growth may become flat in the second half of 2010.

The Portofino
The Portofino is a luxury residential development which encompasses 52 townhouses and 22 apartments located in Sai Kung. A four-bedroom low-rise house in the Portofino, three of which are ensuite, occupies 5,003 sq ft.
Designed by the owner’s wife who has extensively travelled in Europe, the house has been decorated in two different styles: colonial and continental European designs. And with the help of the interior designer Xaviour Chan from Koide Designers Co. Ltd., the design looks rather grand. It is no wonder that this luxury house is sold for HK$50 million. Siu suggests that for anyone who wants to purchase this house, the buyer should know how to appreciate home décor.
The Riviera
Comprising 43 blocks ranging from 2,044 to 2,352 sq ft, these residences at Silverstrand in Sai Kung draw you back to nature.
The four-bedroom houses occupying 2,345 sq ft are designed in minimalist style, using light earth colours and combining modern furniture with Asian accents. Buy it for HK$36.8 million.
Luk Mei Village
Just opposite Marina Cove, the 2,100 sq ft house in Luk Mei Village features three bedrooms and a 3,000 sq ft garden.Designed in two to three stylish colour schemes, it creates a sharp contrast. The floor-to-ceiling windows allow the sunlight into the house while enabling the residents to enjoy fabulous views. The white worktop creates a great focal point in the kitchen, complementing the dark wood well. It is now sold for HK25 million.
The Giverny
Located in Pak Sha Wan, Sai Kung, the Giverny is another luxurious residential development in Sai Kung, comprising 63 two-storey villas ranging from 1,908 to 5,368 sq ft
The 3,248 sq ft villa features four bedrooms selling for HK$40 million. It is designed with wooden furniture and cream-toned sofas, and has floor-to-ceiling windows in the living room. The 980 sq ft garden provides another alfresco dining area or a place to relax in.
Sheung Sze Wan
Another option for home buyers is the waterfront house in Sheung Sze Wan. Whether one intends to reside in it or view it as an investment, the 2,100 sq ft house has four bedrooms and a 1,000 sq. ft. podium. Selling for HK$26 million, it offers tranquility and convenience. Inside, check out the dark-wood furniture which adds an Asian touch while hand carved detailing offers elegance.
