With 21 years in the real estate profession, Luke Ng
heads up the management of Century 21, one of Hong
Kong’s biggest real estate agencies. The American
brand has offices across the globe, with more than
100 shops in Hong Kong alone. In Ng’s office,
approximately 80% of his business is residential,
with commercial, retail and other properties making
up the other 20%. He is very proud of his company’s
achievement in winning two of squarefoot.com.hk
magazine’s prestigious awards, including its grand
prize. “On behalf of all my colleagues, I would like
to thank Squarefoot for this recognition,” says Ng.
“These awards mean that our customers have
confidence in our professionalism-that they know we
go the extra mile and try to do things better than
the rest.”
Ng believes that all of Century 21’s agents are
committed, dedicated team players. “As soon as an
agent joins us, he is very clear what his
responsibilities are and what his customers are
looking for,” he states. Agents who perform well are
well rewarded; incentives include company service
awards and staff conventions held in a different
American city annually. “Every year, more than
10,000 Century 21 agents from all over the world
will participate in this convention,” notes Ng.
One of the trends Ng has seen over the years is the
increasingly limited supply of luxury properties.
“Basic accommodations for the majority of people in
Hong Kong have leveled off,” he says. “While prices
of luxury properties are over the peak of 1997,
incomes and salaries have also risen. However, with
the recent surge of mainland Chinese home buyers
flooding the luxury market wanting new developments,
high end residences are in short supply.” According
to Ng, mainland Chinese purchasers are looking for
great bargains-simply coming to Hong Kong, they get
a deal right away as the RMB is much stronger than
the Hong Kong dollar. “They don’t want to waste
money on contractors and interior designers to do up
an old flat,” explains Ng. “They are looking for
good investments that they can walk right into after
signing.”
Expatriates, on the other hand, are more concerned
about lifestyles regardless of the age of the
building. “For many westerners, they are looking for
the convenience of living close to their office,
services and social activities like bars, clubs and
restaurants,” Ng says. “That is why we are seeing
such dramatic increase in prices for relatively
small units in Central and Mid Levels.”
